HIPS
The Home Information Package (HIPS) is compulsory for homes in England and Wales that are going on the market. As an official legal document, it is vital for both the buyer and seller with key details concerning the property.

From 6 April 2009, the HIP must be available on the first day a property is marketed for sale. HIPS is provided from either the seller or the seller’s agent which is available on request. We provide a competitive rate and will hold full responsibility for the HIP and unlike some agents, we will not include charges to cover costs of printing and postage.

The package is in place to provide buyers with important information at the start of the looking process to avoid any mishaps at the end.
The following documents must be included in your HIP:
Freehold properties

• Home Information Pack Index
• the new Property Information Questionnaire (PIQ), from 6 April 2009 
• Energy Performance Certificate (EPC) or Predicted Energy Assessment (PEA)
• sustainability information (required for newly built homes)
• sale statement
• evidence of title
• standard searches (local authority and drainage and water)

Leasehold properties

• all the compulsory documents above
• a copy of the lease
